320 Acres m/l located in Township 53N, Range 12W, Sections 12 and 13 in Monroe County Missouri. The real estate will be offered in three tracts and includes a very nice set of improvements, some quality farmland and a small amount of woods and a beautiful creek.
TRACT 1
A combination of 17 +/- acres, a comfortable home and a very functional building. This will make someone a great place in the country with room for some horses, cows, a 4-H or FFA project. The acreage is in permanent pasture with ponds and waterers, has frontage on Monroe County Road 930, rural water and a deep well is available, it is fenced and cross fenced. There are beautiful views looking out over the creek to the west.
The house is a 1998 double wide 28' x 60' mobile home that has been set on a concrete foundation. The home has 3 bedrooms, 2 full baths and a comfortable floor plan that provides a great place to live. The home has vinyl siding, thermal pane windows, a new shingled roof, porches and is fully electric with a forced air furnace and central air.
Improvements include a 1997 Moore built 45' x 80' pole barn with two 20' roll-back doors, two overhead 9' garage doors and walk-in doors, it is wired for 110v and 220v electric, has a concrete floor in the east half that is being used for an enclosed shop. TRACT 2

The balance includes the creek itself and a stand of mature timber in the northeast corner and fence rows. This farm has had three-ton of lime applied to it in the past three years.
TRACT 3
Lies across the road from Tracts 1 and 2, it has 160 acres +/- of which 116.7 acres are cropped. The balance is in ponds, fence rows and several scattered patches of mature timber. It has 1/2 mile of frontage on Monroe County Road 930, rural water and just enough cover to provide some great deer and turkey hunting. This farm had three ton of lime applied to it in the fall of 2009.
The entire property lays in the Middle Grove School District for K-8 and either Moberly or Madison for 9-12 high school, West Monroe Fire District and Monroe County Ambulance District.
We will sell the property inside the shop area located on the farm and will use the Multi-Par Auction Method allowing bidders to bid on individual tracts, combinations of individual tracts or the entire offering at any time throughout the course of the auction.
In order to give the Holohans an opportunity to relocate, the sellers will keep possession of Tract 1 for 30 days after closing. Possession of Tracts 2 and 3 will be given at closing. If the new buyer wants to get possession earlier, we will try our best to move up the closing.
TERMS
10% of the acceptable bid price paid down day of auction with the balance at closing in 30 days. Seller will provide title insurance. Possession to be given on Tract 1 thirty days after closing. Possession of Tracts 2 and 3 will be given at closing. The 2010 taxes will be pro-rated to the date of closing.
